1. Purpose of this disclaimer

1.1 Verdiqt uses artificial intelligence to analyse property-related documents and data — including strata reports, building reports, and suburb and property information — and to generate summaries, scores, insights, and other outputs ("AI Output").

1.2 This disclaimer explains the nature and limits of AI Output and your responsibilities when using it. It applies to all features of the Verdiqt platform, including Strata IQ, Building IQ, Suburb IQ, Property IQ, Compare, Portfolio IQ, and any other current or future feature.

2. AI Output is general information only — not professional advice

2.1 AI Output is provided for general informational purposes only. It does not constitute, and must not be relied on as:

  • legal advice;

  • financial, investment, or credit advice;

  • property valuation or a professional appraisal;

  • building, structural, or engineering advice;

  • strata, conveyancing, or building inspection advice;

  • tax or accounting advice; or

  • any other professional or expert advice.

    2.2 Verdiqt is not a licensed valuer, financial adviser, lawyer, conveyancer, building inspector, engineer, or strata manager, and does not purport to provide services that require such a licence or qualification.

    2.3 You should always obtain independent professional advice from an appropriately qualified and licensed professional before making any property, financial, or legal decision.

3. Limitations of AI

3.1 AI Output is generated automatically by machine-learning systems and has inherent limitations. It may be incomplete, inaccurate, out of date, or wrong, and may: (a) misinterpret, misread, or omit information in an uploaded document; (b) rely on incomplete or partial documents (for example, where only part of a report is uploaded); (c) produce plausible-sounding but incorrect statements ("hallucinations"); (d) fail to identify important issues, risks, or defects; or (e) reflect limitations or biases in the underlying data or models.

3.2 AI Output reflects only the information provided to it at the time and does not account for matters outside that information (for example, physical inspection, current market conditions, or undisclosed facts).

3.3 Property markets, laws, and regulations change. AI Output may not reflect the most current position.

4. Your responsibility to verify

4.1 You are solely responsible for: (a) independently verifying any information in, or generated by, the Service before relying on it; (b) reading the underlying source documents in full; (c) conducting your own due diligence; and (d) any decision you make, or action you take, based on the Service or AI Output.

4.2 AI Output is a starting point to assist your own review — not a replacement for professional advice, inspection, or due diligence.

5. For professional users

5.1 If you use Verdiqt in the course of your business or profession (for example, as a buyer's agent, broker, or conveyancer), you remain responsible for meeting your own professional, regulatory, and licensing obligations to your clients.

5.2 You must not represent AI Output to your clients or third parties as professional advice, as a substitute for their own due diligence, or as having been independently verified by Verdiqt.

6. No liability for reliance

6.1 To the maximum extent permitted by law, and subject to your non-excludable rights under the Australian Consumer Law, Verdiqt is not liable for any loss, damage, cost, or expense arising from: (a) your reliance on AI Output; (b) any error, omission, or inaccuracy in AI Output; (c) any decision made or action taken based on the Service; or (d) any AI Output that is incomplete or based on partial or incorrect input.

6.2 This clause is subject to, and must be read with, the disclaimers and limitation of liability in the Verdiqt Terms of Service, and does not exclude any rights or guarantees that cannot lawfully be excluded.

7. Acknowledgement

7.1 By using the Service, you acknowledge that you have read and understood this disclaimer, and that you accept the limitations of AI Output and your responsibility to verify and to seek professional advice.
